Kitchen
- Inside the oven — including the door glass and racks
- Stovetop including under removable burners
- Range hood filter (most are dishwasher-safe)
- Inside the microwave, including the rotating plate
- Inside and under the refrigerator and freezer (yes, pull it out)
- Inside every cabinet and drawer, including the toe-kicks below
- Backsplash and grout between counter tiles
Bathrooms
- Grout in showers and tubs — soap scum and mildew here is the #1 cause of deductions
- Behind the toilet (not just around the base)
- Exhaust fan cover — pull it off and rinse
- Cabinet interiors, including under the sink (check for water damage you should disclose)
- Caulk lines — replace yellowed caulk if you can, otherwise scrub it
Everywhere else
- Baseboards — wipe down by hand, not just vacuum
- Door frames, especially the tops
- Window sills, tracks, and the inside of the glass
- Ceiling fans and light fixtures
- HVAC return cover (wipe down) and replace the air filter
- Carpet — vacuum thoroughly; consider professional cleaning for stains or pet odors
- Walls — magic erasers for scuffs, but don't over-erase paint
The spots that get deductions
From talking to property managers in Central Arkansas, the most common deduction reasons are: oven interior, refrigerator interior, bathroom grout, and carpet stains. If you handle those four, you're already ahead of most outgoing tenants.
When to hire it out
A professional move-out cleaning runs a few hundred dollars and almost always pays for itself in deposit recovery. If your lease specifies a "professional cleaning" requirement, save the receipt — you'll need it.
